National pending sales are down, but one part of Irvine is busier
CNBC reported that pending home sales were down 8.5% year over year nationally in September. That is the headline number. It is not the whole Irvine story.
In ZIP 92603, the Real Estate Data Aggregator counted pending sales up 65.7% in the three months ending August 31, 2026. Homes sold rose 50% in the same period. That is the busiest corner of this market right now.
The median sale price in 92603 was $2,750,000, according to the Real Estate Data Aggregator. That is up 27.9% from the same months a year before. More buyers and higher prices together tell you demand there is real.
Supply in 92603 is tighter than most of Irvine. The Real Estate Data Aggregator put months of supply at 3.4, down 0.7 months from a year ago. Fewer months of supply means buyers have less to choose from.
How the ZIP codes compare
Not every part of Irvine moved the same way. Here is what the Real Estate Data Aggregator counted for the three months ending August 31, 2026.
| 92603 | 92620 | 92612 | 92602 | |
|---|---|---|---|---|
| Pending sales change | +65.7% | +23.7% | +15.1% | +10.9% |
| Months of supply | 3.4 | 4.5 | 3.8 | 4.9 |
| Median sale price | $2,750,000 | $1,615,000 | $1,100,000 | $2,180,000 |
ZIP 92620 also moved in a positive direction. The Real Estate Data Aggregator counted pending sales up 23.7% and homes sold up 15.3%. Days on market fell 11 days shorter than a year ago. That is a meaningful shift.
ZIP 92612 showed pending sales up 15.1% and homes sold up 33.3%. Months of supply fell to 3.8, down 1.1 months from a year before. The median price dipped 11.4%, so buyers are finding more value there.
Not every ZIP moved up. In 92604, the Real Estate Data Aggregator counted homes sold down 27.3% and pending sales down 6.5%. Days on market stretched 13 days longer. In 92614, pending sales fell 16% and the median price dropped 9.6%.
What the national picture adds
CNBC reported that Fannie Mae forecast the 30-year fixed mortgage rate at 7.4% for the fourth quarter of 2026. That forecast matters for buyers doing the math on a purchase right now.
Realtor.com reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. That is a national number. Irvine's own ZIP codes tell a more mixed story, as the Real Estate Data Aggregator numbers above show.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Local prices in several Irvine ZIP codes moved differently, some up and some down, in the same period.
The ZIP codes with no local count
The Real Estate Data Aggregator has no numbers for 92616, 92617, 92619, 92623, 92697 and 92710. The story for those parts of Irvine comes from the national websites alone.
What this means if you are planning a move
In 92606, the Real Estate Data Aggregator counted the average sale price at exactly 100% of list price. That means sellers there are holding firm. Homes sold rose 47.1% and the median price rose 14.1%.
In 92618, the Real Estate Data Aggregator counted 171 homes sold, the most of any ZIP code here. Months of supply fell to 5.8, down 1.2 months. Days on market fell 10 days shorter than a year ago. That is a large market moving in a calmer but steadier direction.
- The national pending sales number from CNBC, down 8.5%, does not describe all of Irvine.
- The Real Estate Data Aggregator counted pending sales up 65.7% in 92603 and up 23.7% in 92620 for the three months ending August 31, 2026. Other ZIP codes slowed.
- One street can read very differently from the ZIP code around it.
