One part of Irvine is still getting full price more often
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That matters for every seller in Irvine right now. A higher rate shrinks what buyers can borrow, and that usually puts pressure on prices. But the numbers do not tell the same story in every ZIP code.
In the three months ending August 31, 2026, the Real Estate Data Aggregator counted 25 homes sold in ZIP 92606. The average sale price came in at exactly 100% of list price. That is the strongest sale-to-list ratio of any ZIP code in this market for that period.
It gets more specific. The Real Estate Data Aggregator found that 36% of homes in 92606 sold above list price in that same period. That is the highest above-list share of any ZIP code tracked here. Buyers in that part of Irvine are still competing, even with rates where they are.
Not every part of Irvine looks like this. The Real Estate Data Aggregator counted 80 homes sold in 92612, but only 3.8% sold above list price there. In 92620, that share was 9.2%, down 6.1 points from a year before. The gap between ZIP codes is real and wide.

What else is happening in 92606
The Real Estate Data Aggregator showed the median sale price in 92606 was $1,460,000 for the three months ending August 31, 2026. That is up 14.1% from the same months of 2025. Supply tightened too: months of supply fell to 3.8, down 1.1 months from a year before. Less supply and more buyers chasing the same homes explains why list prices held.
Rates are up everywhere, but not every ZIP feels it the same way
Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. The Federal Housing Finance Agency put the national year-over-year price gain at just 2.4% through August. Irvine is not immune to those pressures. Median prices fell in six of the eight ZIP codes the Real Estate Data Aggregator tracks here.
In 92602, the Real Estate Data Aggregator put the median sale price at $2,180,000, down 13% from a year before. In 92612, it was $1,100,000, down 11.4%. Prices dipped in most parts of Irvine. The difference in 92606 is that sellers priced carefully and buyers still met them there.
What this means if you own a home in Irvine
If you are in 92606, the data says your list price still matters a lot. Buyers are paying full price and sometimes more. Price it right and the demand is there. Price it too high and you join the national trend: Realtor.com found 20.8% of listings took a cut in September.
If you are in a ZIP where prices slipped, that is not a reason to wait. The Real Estate Data Aggregator showed homes sold faster in several of those areas. In 92620, the median was 44 days, down 11 days from 2025. In 92614, it was 45 days, down 8 days. Fewer days on the market can still mean a clean sale, even if the final number is a little lower.
