One part of Irvine still gets full price more often than most
Most of the country is seeing price cuts. Realtor.com reported that 20.8% of listings had price cuts in September, the highest share since October 2022. That is roughly 1 in 5 homes. In one part of Irvine, the story is different.
The Real Estate Data Aggregator counted 25 homes sold in ZIP 92606 in the three months ending August 31, 2026. On average, sellers there got every dollar they asked for. That is the only ZIP in this market to hit 100%.
36% of those homes sold above list price, according to the Real Estate Data Aggregator. That means more than 1 in 3 sellers got more than they asked. For buyers, that is a real signal: firm offers matter here.
What else stands out in 92606
The Real Estate Data Aggregator shows the median sale price in 92606 rose 14.1% from a year before, to $1,460,000. Sales volume jumped 47.1%. Supply tightened, down to 3.8 months. Those three things together help explain the pricing strength.
Days on market did tick up 4 days from a year before, to 43 days. Not every home sold fast. But the ones that did sell held their price well.
How the rest of Irvine compares
The picture varies a lot across Irvine's other ZIP codes. Some are tightening. Some have more supply than a year ago. The numbers below cover the same three months ending August 31, 2026, from the Real Estate Data Aggregator.
ZIP 92603 carries the highest median price, at $2,750,000, up 27.9% from a year before per the Real Estate Data Aggregator. But its sale-to-list ratio slipped 0.9 points. Supply there is tight at 3.4 months, which is the lowest in Irvine.
ZIP 92604 saw homes sold fall 27.3% from a year before, according to the Real Estate Data Aggregator. Days on market stretched 13 days longer. Prices dipped a little, down 1.4%. More choices for buyers, more patience needed for sellers.
ZIP 92618 has the most homes for sale of any Irvine ZIP, at 326, and the most months of supply at 5.8, per the Real Estate Data Aggregator. That said, supply there actually fell 1.2 months from a year before. It is moving in the right direction.
The national backdrop
Realtor.com reported mortgage rates topped 7% for the first time since January 2025. That raises the cost of buying. The Federal Housing Finance Agency put U.S. home prices up 2.6% from July 2025 to July 2026. Prices nationally are still rising, just more slowly.
CNBC reported that a monthly payment on a median-priced home took up 33% of a median family's income in 2025. That was 26% in 2022. Affordability is tighter for buyers across the country, not just in Irvine.
