The tightest part of Irvine still moved fast on limited supply

CNBC reported the average 30-year fixed rate hit 7.49% in early October. That is the number shaping every decision in Irvine right now. Buyers are paying more to borrow. Sellers who price too high are waiting. Yet one part of Irvine kept moving anyway.

92603 stood apart: tight supply, rising prices, more buyers

The Real Estate Data Aggregator counted 51 homes sold in 92603 in the three months ending August 31, 2026. That is up 50% from the same months of 2025. Pending sales reached 58, up 65.7% year over year. Supply stayed lean.

The Real Estate Data Aggregator put the median sale price in 92603 at $2,750,000. That is up 27.9% from a year before. More buyers competing for fewer homes pushed prices higher, even with rates above 7%.

Homes still took 56 days at the median in 92603. That is 5 days longer than a year before. Not every home sold fast. Sharp pricing still mattered. The Real Estate Data Aggregator showed the average sale came in at 97.1% of list price.

The national picture: rates up, price cuts spreading

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. Price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. That is the backdrop for every Irvine seller right now.

CNBC reported that mortgage purchase applications fell 15% compared with the same week one year ago. Fewer buyers are in the pool nationally. That makes local supply numbers more important, not less.

How the other Irvine ZIP codes compared

The picture was more mixed across the rest of Irvine. Some ZIP codes saw prices dip. Some saw homes sit longer. A few showed real strength in speed.

92606 averaged exactly 100% of list price, per the Real Estate Data Aggregator. That means sellers there got every dollar they asked for, on average. Homes also moved in 43 days at the median, the quickest of any ZIP code in this table.

92618 carried the most supply at 5.8 months, per the Real Estate Data Aggregator. Homes there also took 60 days at the median. Prices dipped 4.5% year over year. More supply and slower sales tend to go together.

92620 saw prices slip 7.4% year over year. Still, the Real Estate Data Aggregator counted 98 homes sold there, up 15.3%. Pending sales rose 23.7%. Buyers were active even where prices softened.

The Real Estate Data Aggregator found that 34.9% of homes in 92604 went under contract within two weeks of listing. That share rose 8.8 points from a year before. Well-priced homes there found buyers quickly.

Realtor.com reported that price cuts hit 20.8% of listings nationally. That is a real warning. Overpriced homes are sitting. The Federal Housing Finance Agency put U.S. home price growth at 2.6% year over year through July. Irvine's own results varied far more than that, ZIP code by ZIP code.

Some ZIP codes saw prices rise. Others dipped. Days on market ranged from 43 to 60 across the same three months. One street can read very differently from the whole ZIP code.
